We're experts at analyzing value trends in Des Moines, Polk County, and surrounding areas. An accredited, Iowa licensed real estate appraiser can definitely help.Īs appraisers, it's our job to keep up with the market dynamics of our area.Īt Central Iowa Appraisers, we know when property values have risen or declined. The hardest thing for most homeowners to determine is just when their home's equity goes over the 20% point. So even when nationwide trends hint at a reduction in home values, you should know most importantly that real estate is local. Your neighborhood may not follow national trends and/or your home might have acquired equity before things declined. So why pay it after the balance of your loan has fallen below the 80% mark? So, acute home owners can get off the hook a little early.Ĭonsidering it can take many years to reach the point where the principal is only 80% of the original amount borrowed, it's necessary to know how your Iowa home has appreciated in value.Īfter all, every bit of appreciation you've gained over the years counts towards dismissing PMI. The law states that, upon request of the homeowner, the PMI must be abandoned when the principal amount reaches only 80 percent. With the passage of The Homeowners Protection Act of 1998, lenders are obligated to automatically eliminate the PMI when the principal balance of the loan equals 78 percent of the primary loan amount on nearly all loans. How can home buyers refrain from paying PMI? Nobody is more qualified than Central Iowa Appraisers when it comes to appreciating values in the city of Des Moines and Polk County. The amount you keep from getting rid of the PMI required when you got your mortgage will make up for the price of the appraisal in a matter of months. It's advantageous for the lender because they obtain the money, and they receive payment if the borrower is unable to pay, as opposed to a piggyback loan where the lender takes in all the damages. PMI covers the lender if a borrower is unable to pay on the loan and the market price of the home is less than what the borrower still owes on the loan.īecause the $40-$50 a month per $100,000 borrowed is rolled into the mortgage payment and on many occasions isn't even tax deductible, PMI can be pricey to a borrower. How does a lender handle the additional risk of the small down payment? The solution is Private Mortgage Insurance or PMI. The market was accepting down payments as low as 10, 5 and often 0 percent during the mortgage boom of the last decade. When buying a house, a 20% down payment is usually the standard.īecause the risk for the lender is generally only the remainder between the home value and the sum outstanding on the loan, the 20% adds a nice cushion against the costs of foreclosure, reselling the home, and typical value variations in the event a borrower defaults. Let Central Iowa Appraisers help you learn if you can eliminate your PMI The people of Kaiser Permanente faced these challenges too, and we persevered: through tireless dedication and often pure grit, and by taking care of each other so we could take care of everyone who needed us. We stuck together, and made sure we didn’t leave our people behind. We think it’s fair to say that people working in health care have faced the toughest challenges of all during the pandemic. Many have made sacrifices and lost much, and others feel they have been overlooked, and left behind. In response, Kaiser Permanente released this statement:Īcross the country, America’s working people are expressing the frustration and pain they feel after the last three years. on Wednesday, October 4 to protest Kaiser executives’ bad faith bargaining and to call on executives to take dramatic action now to solve the Kaiser short staffing crisis by investing in its workforce. Meanwhile, tens of thousands of frontline Kaiser healthcare workers in multiple states are continuing preparations for an unfair labor practice strike starting at 6 a.m. Healthcare workers agreed to meet with Kaiser executives starting Friday morning, but until Kaiser executives stop bargaining in bad faith over the solutions urgently needed to fix the Kaiser short staffing crisis, no agreement can be made. Negotiations between healthcare workers and Kaiser Permanente executives have continued through the weekend. In the wake of the possible strike, the Coalition of Kaiser Permanente Unions released the following statement: In its statement Monday, Kaiser stated that the company has "plans in place to ensure we can continue to provide high-quality care should a strike actually occur this week.Back-to-back storms drenched SoCal. "In Southern California, where our wages significantly exceed market levels, we are offering wage increases of 10% over four years plus lump sum bonuses of 4%, to keep our employees well compensated," according to Kaiser. The health care provider denied allegations it is slashing performance bonuses and raising premiums for members without any relation to health care costs or improvements in care. The union has accused Kaiser of cutting performance bonuses for employees, failing to protect employees against subcontracting, offering wages that fail to keep pace with inflation and falling short in efforts to maintain adequate staffing levels.Īccording to Kaiser, the company is offering "across-the-board wage increases," with a minimum wage starting at $21 an hour. If no agreement is reached Tuesday morning, or if there's no agreement to put off the strike, workers will hit the picket lines Wednesday morning.Īmong the workers involved in the strike would be licensed vocational nurses, emergency department technicians, radiology technicians, ultrasound sonographers, teleservice representatives, respiratory therapists, x-ray technicians, certified nursing assistants, dietary services, behavioral health workers, surgical technicians, pharmacy technicians, transporters, home health aides, phlebotomists and medical assistants, union officials said. The workers' contract expired Saturday, but bargaining continued over the weekend and again Monday. We're burning ourselves out trying to do the jobs of two or three people, and our patients suffer when they can't get the care they need due to Kaiser's short-staffing."Īccording to the union, additional pickets would be held at Kaiser facilities across the state, including Los Angeles, San Diego, Riverside and Orange countiesĪdditional picketing would be done at Kaiser facilities in Colorado, Washington, Oregon, Maryland, Virginia and Washington, D.C., according to the union coalition. "I see my patients' frustrations when I have to rush them and hurry on to my next patient. "Kaiser executives are refusing to listen to us and are bargaining in bad faith over the solutions we need to end the Kaiser short-staffing crisis," Jessica Cruz, a licensed vocational nurse at Kaiser Los Angeles Medical Center - one of the planned picket locations - said in a statement released by the union. Wednesday at Kaiser locations throughout the state, with 75,000 Kaiser workers expected to take part. There appeared to be less optimism on the union side, which circulated plans for picketing that would begin at 6 a.m. Get San Diego local news, weather forecasts, sports and lifestyle stories to your inbox. The issue will be back up for discussion during the July 5 meeting after the board has had more time to mull things over.Cornell University is a private Ivy League land-grant research university based in Ithaca, New York. Moving forwardĪfter the nearly two hours of discussion, the Planning Board opted not to discuss the project amongst themselves during the Tuesday meeting. Several other speakers also focused on sustainability as a primary concern, although some did agree that the newer version of the scoping document was moving in a good direction. Eden said that those goals could be achieved with a 5 to 10 percent cost premium, some of which could be recouped by government grants. However, he emphasized that building extremely efficient green buildings isn’t a goal that is 20 or 30 years off. They pointed out that much electricity is still produced by fossil fuel-burning plants, so simply focusing on electric power is not enough in itself.īrian Eden, of the Energy Committee of the Tompkins County Energy Management Council said that the newest version of the scoping document had made improvements in sustainability. While EdR pledged to work with sustainability in mind, several of those who spoke did not seem convinced.Ī number of speakers questioned Resetco’s point about the company being focused on electricity as opposed to natural gas. Packed house at #twithaca Town Hall to talk about the Maplewood Redevelopment. She stated that given the long-term agreement between EdR and Cornell and Cornell’s existing plans to expand, she felt it was important to think ahead to how each new development would impact the surrounding area.Īside from the feeling that the project was in disharmony with the neighborhood, another major aesthetic concern was that the large, four-story structures would completely block the view of the valley for several people in the area. Krys Cail, of Ulysses, had a similar sentiment. She referred to the situation as “Belle Sherman under siege.” She noted that 2,500 new bedrooms were planned in areas bordering the neighborhood, with another 500 to 1500 rumored. Many others echoed these concerns, especially as it has to do with the additional traffic generated by the project. One speaker noted that 887 bedrooms didn’t necessarily equate to 887 tenants. If roommates are factored in, the number of new tenants could be even higher, bringing additional traffic, noise, and sanitation concerns.Īnother speaker framed the project in the larger context of development in the area around Belle Sherman. Many of those who spoke during public comment said that their comments were based on an earlier version of the document, with some adding that they felt the newer version had made some improvements. It is worth noting that an updated version of the scoping document was released on the day of the meeting. the buildings will add approximately $1.5 million in property taxes to the tax rolls.
Movavi makes the neutral black and grey panels look a little more interesting thanks to a subtle cool hint of blue. Most modern NLE apps have a neutral dark grey workspace so you can focus on editing without being distracted by the interface. There’s the usual bin for accessing project assets such as video and audio clips, a timeline to arrange clips in order and a viewer to display the edited content as your show takes shape. (Image credit: George Cairns)Īt first glance Movavi Video Editor’s workspace looks like many of its contemporary rivals. Once you’ve added multiple effects to a clip you can modify the layered effects using sliders. If we had to place Movavi on the NLE spectrum we’d place it closer to Final Cut Pro and Premier Pro than we would to iMovie or Adobe Premiere Elements, due to its feature packed toolset and large collection of assets. Apple Final Cut Pro costs fives times more but it only got motion tracking added to its toolset in the last year. Unlike iMovie Movavi has object tracking, so you can make a graphic or an effect automatically follow the movement of a person in the clip (see our test video for an example). Movavi doesn’t hold you by the hand but it does give you pop ups that contain little movies which explain what particular panels do. Premiere Elements offers guided edits that take the novice step-by-step through the process of non-linear video editing. There’s also a range of audio tools such as the option to add reverb to a track as well as adjusting its EQ.Īt one end of the NLE spectrum we have entry level apps such as iMovie and Adobe Premiere Elements. It also has drag and drop filters and LUTs to stylise your footage in an instant, or you can make manual adjustments to colour and tone using sliders. However, for its relatively cheap price, it packs a surprising number of extra tools and assets, including the option to composite green screen footage using chroma key, and stabilise wobbly handheld footage. Movavi has all the bells and whistles you’d expect from a non-linear video editing app, such as the ability to add titles and transitions to give your programme a slick post-production polish. Whether you are working on the next great American novel, creating a work report, penning a poem, or just striving to get a shareable blog post done, here are my favorite tools for writing for writers. These are the tools that put me into writing zen! While the tools aren’t as important to me as the time, attention and process I put into writing, I’ve come to find good tools can empower and smooth out several aspects of my research and creative process. I’ve written and published over 300 blogs, articles and book chapters over the last several years. However, the fact that this embarrassing problem hasn’t been fixed for months makes me less than optimistic about a bug fix coming anytime soon. So, you want to write? And you’re looking for a few tools to make your writing easier, better organized or adapted for a new publishing format? I’m going to try to contact customer service and provide them with this information, so that they can hopefully fix the stupid bug. I can’t think of any reason why I’d want the PDF preview to scroll along as I’m using the PDF viewer in the first place, especially not with the scrolling affecting all open PDFs. The simplest solution to this bug seems pretty clear to me: don’t tie the page being shown in the PDF viewer to what page is being shown in the PDF pane at all. Then you can choose whichever view mode you want, including showing the preview pane on the right, as long as you don’t show the PDF pane on the right, which will cause the problem to come back.Īnother really weird thing to note is that if you open several different PDFs in the viewer at once and scroll in one of them, the others will change page as well, presumably because they’re all tied to the PDF pane, even though it’s not showing the file. However, the zoom level is reset whenever you click a new reference, even if the PDF pane is hidden, so the only way to get this to stick that I can think of at the moment is to show the PDF pane at the bottom where it will automatically choose a zoom level that doesn’t show several pages. Interestingly, setting the layout to not show the PDF pane doesn’t help, unless you set the zoom level so that only one page is shown before you hide it. You can scroll the PDF viewer smoothly without skipping pages by scrolling in the PDF pane instead, though if you’re zoomed out too far you’ll only be able to show pages that reach the middle of the PDF pane, thus rendering the start and end of a PDF unreachable without zooming in the PDF pane. Whatever page is the center page is what the PDF viewer will end up showing. If you scroll quickly enough, the PDF pane’s position might change as well, though not necessarily by one page. So if you have several pages showing in the PDF pane and try to scroll slowly in the PDF viewer, you’ll be switched back to whatever is the central page in the PDF pane. The problem seems to be that the PDF viewer shows whatever page is in the middle of the PDF pane. Conversely, if you put it on the right and zoom in so that you just have one page, the problem disappears. If you keep it on the bottom and zoom out far enough so that you can see 3 pages, the problem comes back. It’s not whether the PDF pane is on the bottom or on the right that’s the problem, but how many pages it’s displaying. Steve, your solution worked for me too, and I think I narrowed the problem down further. How To Hang Things On RV WallsĬommand Hooks are a popular choice for hanging items on RV walls because they are lightweight and don’t require screws, nails, or drilling. Moreover, it is crucial to consider the location of studs, wires, and plumbing within the walls before installing any hooks or screws. This difference in thickness affects their capacity to hold heavy items. RV walls are generally thinner than residential walls, with an approximate thickness of 2.5 inches. On average, an RV wall can hold anywhere between 1,500 to 2,000 pounds before showing signs of stress.
